I found the perfect house; please have updated HVAC

About 7 months ago I had to move out of my house and into an unfamiliar living situation.

I wasn’t ready for this change of circumstance and I didn’t have the funds prepared to find a new home immediately.

Since then, I’ve been living with friends in the spare bedroom located in their house. I’ve been eyeing the housing market to find a place of my own, but there are always so many complications. If I find a house that looks cute online, it usually is in a dangerous neighborhood in real life. If I find a house within my price range, often times it’s in complete disrepair and needs to be fully refinished. That’s why, I was shocked when I accidentally found the house of my dreams the other day. I went out to see it and I was completely charmed by the small bungalow. Since then, I’ve been debating my options. I’m trying to get an idea of what my finances look like, but it’s difficult without knowing about the status of the heating and cooling system inside the house. So far, we haven’t been able to find out the age of the furnace or central air conditioning system. The selling realtor doesn’t seem very responsive when we inquire about the HVAC condition. I was hoping he could at least tell us when the forced air furnace and Central cooling system were purchased, if not provide us with a routine maintenance schedule of performed appointments. I’m anxiously awaiting the influx of this HVAC information, and in the meantime I’m investigating home loans for partial ventilation remodels. I hope this home, the furnace, and the AC unit work out; there’s no way I’ll take a home with major heating and cooling renovations!
